Stretching from the Charlotte/Lee County line south through Punta Gorda, the Burnt Store Corridor is home to established communities like Heritage Landing Golf & Country Club, Turnleaf, Esplanade at Starling, Coral Lakes, and Burnt Store Marina — and it's not slowing down.

The numbers tell the story. More than 7,000 homes are already planned or under construction in this area, making it one of the fastest-growing residential stretches in Charlotte County. The map and information was pulled from Charlotte County's development planning site. Recent projects include:

  • Esplanade at Starling, Taylor Morrison's resort-style community with 1,440 planned homes, breaking ground on an 11,280-square-foot clubhouse with a Bahama bar, tennis, pickleball, bocce, and a dog park.
  • Turnleaf, with 1,762 planned homes, adding a 4,000-square-foot amenity center with pool, pickleball courts, and fitness center.
  • Coral Lakes, D.R. Horton's newest master-planned community, offering the perfect blend of coastal living, modern convenience, and Southwest Florida lifestyle community with 999 planned homes.
  • Cassia Bay, a future development by Pulte Homes with 230 planned homes.

Commercial Development Is Finally Catching Up

For years, residents along Burnt Store Road have had to drive 15-25 minutes to Punta Gorda or Cape Coral for groceries, medical care, and everyday services. That's changing. Charlotte County's Planning and Zoning Board recently approved a proposal for up to 195,000 square feet of commercial space paired with nearly 350+ new residential units south of Shotgun Road — a project widely seen as a path toward a long-awaited neighborhood shopping center, possibly anchored by a grocer like Publix.

County planners have also identified Burnt Store Road as needing a neighborhood shopping center by 2030 and a larger commercial center by 2040, with a 40-acre parcel identified as ideal for future retail serving both Charlotte and northern Lee County residents.
