What is a Bundled Golf Community?

Golf membership is bundled into the purchase of your home. It is deeded to the property. A property that is deeded to golf can't opt out of golf, and a property deeded as social can't buy into golf.

Of the 865 deeded golf homes, how many people from each household are allowed to be members?

Up to 2 adults in each household are allowed to be golf members in Heritage Landing Golf & Country Club. Also any dependent children under the age of 21. The 2 adults have to be spouses or significant others that live under the same roof. You can’t have 2 friends, 2 siblings, 2 co-owners, etc. be golf members at the same time.

Golf membership can be switched to someone else on title (if they don't meet the requirements above) on a monthly basis (30 day minimum), but they can’t be members at the same time and they have to be on title for the property. The standard transfer fees for social/golf apply for owner transfers. See the Membership Fees section for the current fees.

If no outside golf memberships are allowed, why I have heard Heritage Landing Golf & Country Club does allow non-resident memberships?

When Heritage Landing Golf & Country Club first opened in 2019 they allowed outside memberships because Lennar only had a few homes completed in the community and the course needed the revenue. Currently, we have 4 non-resident memberships and the golf board votes each year as to whether to continue allowing those memberships. If the outside member cancels their membership it is not offered to anyone else and no new memberships are allowed.

Are social members allowed to play golf?

They are allowed to play from May to October of each year. The fee for 18 holes with a cart is $50. $35 for 9 holes and $15 to walk. If someone tells you they can play outside of that range they are giving you false information. Please see below in the Membership Fees section for the current golf fees.

As a social member, can I play as a guest of a golf member?

Yes, social members can play as a guest of a golf member. The golf member would absorb the extra Chelsea point for the social member playing and the social member would be responsible for the guest golf fee.

I heard Heritage Landing Golf & Country Club allows public reservations via their website?

Currently Heritage Landing Golf & Country Club allows left over tee-times to be purchased by the public only if the spots are not filled by members. In season (January – March) the cost to the public is $149 and is very rarely offered if at all. During the summer months of May to October, they do allow public reservations, but only within two days of play and they are the left over times after member reservations.

As a social member, can I purchase one of the public reservations?

They can try to purchase a public reservation if there are any available, but they pay the full rate.

If I rent my home are my tenants allowed to play?

Yes, if your home is deeded for golf you are allowed to assign your membership over to your tenants (the minimum rental in our community is one month). There is a fee to assign your membership and tenants pay a higher cart and walking fee than resident members. During season from January to March it costs $75. It is less during the non-season months.

What are the Transfer Fees listed above?

The tranfer fees listed above are a one-time fee paid by a new buyer when a home is sold in Heritage Landing Golf & Country Club. If the home is deeded for golf, then both the Golf Membership Transfer Fee and the Master HOA Transfer fee is paid. If the home is not deeded for golf, then only the Master HOA Transfer Fee is paid.

Why is there a large range in the Annual Condo HOA Fees?

Each group of condos is managed by their own HOA and each of those HOAs determine their budget. This can be on the lower end of the range for Terrace Condos and can be on the higher range for Coach Homes with less units in the association.

Will yearly golf membership at Heritage Landing Golf & Country Club continue to increase?

Chances are it will increase each year, but not a significant amount going forward. From 2025 to 2026 the increase was only $23 for the year. From 2024 to 2025 the yearly increase was $448 or 25%. This increase was larger than normal because the golf course was turned over from Lennar to the homeowners and to make sure the budget was sustainable and had enough reserves for the future it was increased. Based on the current budget, the golf board feels that it shouldn’t need to increase by that much for the next few years.

How are golf reservations done?

Heritage Landing Golf & Country Club uses a Chelsea reservation system. Chelsea reservations assign points to the member including their guests each time they play and the more points you have the lower in priority you will be for a given requested tee-time. Every 10 days the points you received for playing 11 days ago are removed. For example, if you played on a Friday and had 3 guests your point total for that day would be 4. Those 4 points are added to your total points and will be removed after 11 days. As a rule-of-thumb if your point total is more than 5, getting your requested tee time during season will be very difficult. During the prime season from January to March playing more than three times a week will be difficult. During the summer months when a lot of the snowbirds leave it is not difficult to play as many days a week as you would like.

Are the restaurants open to the public?

No the restaurant in the Clubhouse and the Tiki Bar at the resort pool are not open to the public. They are open to members, rental tenants, and guests of members.
